Case Study: Woodland Sale – Moss Lane, Cumbria

Acreage Rural recently assisted in the successful sale of a woodland parcel located off Moss Lane in Holme, near Carnforth, on the edge of the Lake District.
The property comprised approximately 5 acres of established woodland, including mature pine and spruce plantation, a variety of native broadleaf trees, and a central pond. The land also benefited from gated access, a small timber building and natural clearings within the woodland.
Smaller rural land parcels such as this have seen growing demand in recent years, particularly from buyers seeking amenity woodland, recreational land, conservation interests or long-term rural assets.
Choosing the Right Route to Market
When bringing rural land to market, selecting the correct sales method can have a significant impact on the final outcome.
After discussing the available options with the landowner, an auction strategy was recommended in order to maximise buyer exposure and create competitive bidding.

The Result
The woodland was launched with a guide price of £90,000.
Following marketing and competitive bidding, the property ultimately achieved a final sale price of £125,000.
This represented approximately 39% above the guide price, demonstrating the level of demand that currently exists for rural woodland parcels in desirable countryside locations.
